Oregon Jumbo Mortgages: Tech RSU Underwriting, Reserve Tiers and High-Value Appraisals — Basalt & Byline
Updated October 2026
A Lake Oswego purchase financed partly with vested technology shares presents a different underwriting file from a Bend purchase funded entirely by salary and savings. Once the requested one-unit mortgage exceeds Oregon's 2026 conforming limit of $832,750, jumbo lender rules become especially important. The purchase price alone does not determine whether the loan is jumbo.
Separate qualifying income from available assets
Restricted stock units can support a mortgage application, but an unvested award is not the same as cash. Lenders evaluate vesting history, award documentation, share-price methodology and the likelihood that compensation will continue. Some accept certain RSU income streams; others restrict them substantially.
Prepare recent pay statements, tax returns when requested, vesting schedules, employer award statements and brokerage records. Explain stock sales and large transfers before underwriting asks. Avoid counting the same proceeds simultaneously as closing funds and post-closing reserves.
Reserve requirements are lender-specific. They may rise with loan size, additional financed properties, a second-home designation or a more complex income profile. Retirement and securities accounts may receive valuation discounts or have access restrictions. Ask for the actual reserve calculation rather than relying on a generic six-month rule.
High-value homes need defensible comparable sales
A waterfront Lake Oswego property, a West Linn acreage estate and a Bend custom home each present distinct valuation challenges. Appraisers need market support for land, views, outbuildings and specialized improvements. Construction cost does not guarantee equivalent resale value.
Some jumbo programs require a second appraisal or additional valuation review at specified thresholds. Confirm those requirements early, especially where recent comparable sales are scarce. Verify the conforming boundary through FHFA Loan Limits and compare mortgage structures using the Consumer Financial Protection Bureau.
Model location-specific carrying costs
Metro Supportive Housing Services and Multnomah County Preschool for All high-earner taxes can affect household cash flow where jurisdiction and income rules apply. They are income taxes, not property-tax escrow charges. Check current rules and jurisdiction rather than assuming every Portland-area address is treated alike.
Washington County's state-grandfathered real estate transfer tax is $1 per $1,000 of taxable consideration; exemptions and contractual allocation matter. Insurance availability also deserves early attention for wooded or wildfire-exposed properties.
Use the ARM versus fixed calculator to test payment scenarios, then build acquisition expenses with the closing cost estimator. Keep an equity-price decline scenario alongside the lender's approval figures.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
