Updated October 2026

A Silicon Forest compensation package can support a Beaverton or Hillsboro purchase without every dollar counting toward mortgage qualification. Base salary, bonuses and restricted stock units receive different treatment. Start with the income a lender can document, then build a separate household budget around the compensation you actually expect to retain.

Turn RSUs into a documented income story

An unvested award is not the same as cash available for closing. Lenders evaluate vesting history, continuity, employer documentation and their own stock-compensation rules. A rising share price does not guarantee that today's account value will become qualifying income.

Prepare a package that includes:

Keep earnest money and closing funds accessible rather than relying on a vesting date immediately before settlement. Compare a salary-only budget with the broader approved budget using the monthly payment calculator. The Consumer Financial Protection Bureau provides useful guidance on comparing Loan Estimates and cash to close.

Washington County's transfer tax belongs in the estimate

Washington County has Oregon's only state-grandfathered real estate transfer tax: $1 per $1,000 of taxable consideration. A taxable $700,000 transaction produces a $700 transfer tax before any applicable exemption. Confirm responsibility for payment in the contract and settlement estimate rather than assuming it is included in lender fees.

Tualatin crosses county boundaries, so a mailing address alone is insufficient. Confirm the parcel's county, particularly when comparing homes near jurisdictional lines. Enter the transaction-specific costs in our closing cost estimator.

Match loan size to the property, not the employer

Oregon's 2026 baseline conforming limit is $832,750 for a one-unit property. That is a loan-amount threshold, not a purchase-price ceiling; verify the applicable category through FHFA Loan Limits.

Property taxes also deserve parcel-level attention. Measure 50 generally limits annual MAV growth to 3%, but exception value from qualifying improvements can change the calculation. A recently expanded Tigard home may therefore have a different assessment trajectory than an otherwise similar house.

Basalt & Byline compares fixed-rate and adjustable-rate structures against employment concentration, cash reserves and the expected ownership period—not simply the highest payment an approval permits.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
